PB Financial collaborates with a diverse network of mortgage brokers operating in Ontario. Our business primarily derives from our valued broker partnerships, as we refrain from direct borrower solicitation. We are renowned for our prompt processing of deals, competitive rate structures, and consistent, open lines of communication. As a principled and adaptable lending institution, we are dedicated to working collaboratively with both brokers and borrowers to address any potential challenges that may arise.

  • Properties throughout southern Ontario specifically within a 300 km radius of Hamilton, and also in the Ottawa area.

  • Construction Mortgages: Our extensive background in Construction and Home Building allows us to offer quick & flexible lending terms to borrowers. Mortgage amounts up to $5 Million.

  • Residential & Mixed-Use Properties. Ideally under $2 Million in value.

  • Typically 65-75% LTV. We will consider 80% LTV with strong borrowers.

  • No minimum credit scores or max GDS ratios - Adjustments will be made on LTV.

  • Rates on 1st: 9% - 10%

  • Rates on Construction: 9.5% - 10.5%

  • Rates on 2nd: 12% 

  • Can fund deals in 2-3 business days

  • Mortgage types 1st, 2nd, blanket and bridge financing 

  • May waive appraisals

  • Flexible terms and renewal option ​

  • Prepayment penalties only 1 month of interest

  • No second mortgages behind private lenders
